Roof moss removal and cleaning

In brief
- Who it is for: roofs of houses covered in tiles (clay or concrete) and natural slates. Fibre-cement roofs or old fibre-cement slates are first checked for asbestos.

- When: in dry weather and when there is no frost; February to April is when we receive the most requests.
- How long: 100 to 150 m² of roof takes about one day; beyond that, sometimes two days.
Why remove moss from a roof?
Moss is not just a question of looks. It holds water like a sponge, settles between the tiles or under the edge of the slates, and ends up in the gutters, which it blocks. A roof covering that stays damp dries poorly: in winter, water lodged in a porous material can freeze and weaken it, and moss-filled overlaps stop rainwater running off to the gutter as well as it should.
Signs that it is time to act:
- green tufts at the overlaps of the tiles or along the ridge;
- light or dark patches that spread: these are often lichens, which cling on more firmly than moss;
- gutters that overflow in the rain, or moss at the foot of the downpipes;
- a north-facing slope, or a roof under trees, that turns green faster than the rest.
Moss removal cleans; it does not repair. If you see a broken tile, a slipped slate or a damp patch under the roof, have the roof checked for leaks first.

The team works carefully around the house. If a tank collects the water from your roof, mention it in your request.
We remove the moss, rinse and clean the gutters.

Depending on your roof, a colourless water repellent, which waterproofs it, or an algicide, fungicide and bactericide product, which slows down moss regrowth. These two products are not mixed: the team chooses, and on a hard-wearing roof it is generally the algicide.

The price per m² is the same whatever the roof covering.

The asbestos case. Fibre-cement slates and corrugated fibre-cement sheets laid before 1 October 1998, the date asbestos cement was banned in Belgium, may contain asbestos. A roof that contains asbestos is not cleaned of its moss, whatever the method: in Flanders, it has been prohibited for everyone since 27 April 2019. How much does roof moss removal cost?

This price per m² includes the treatment and the cleaning of the gutters: there is no "without treatment" option, and no surcharge for it. The gutter line only applies to gutters on their own, without moss removal.
The price per m² is fixed: neither the roof covering, the pitch, the height nor the condition of the roof changes it. The price of your job depends on three things:
- The surface of the roof, not that of the house on the ground: a pitched roof is larger than the footprint of the house, and the steeper it is, the more m² it has.
- What you add: solar panels, chimney, painting. The treatment and the cleaning of the gutters, on the other hand, are not options: they are included.
- Travel and set-up costs: they are added when the work comes to less than €1,000 excl. VAT, and your quote itemises them; for work of €1,000 or more excl. VAT, they are not charged. Access and distance only come into play through these costs.

When should you have the moss removed from your roof?
Moss removal is done in dry weather and when there is no frost. Moss shows most in early spring: from February to April, we receive the most moss removal requests. No. Every moss removal ends with a treatment, included in the price per m²: depending on your roof, a colourless water repellent, which waterproofs it, or an algicide, fungicide and bactericide product, which slows down moss regrowth. Before comparing two quotes, check whether the treatment is included, and at what price.
Is gutter cleaning included?
Yes: it is part of every moss removal. For gutters only, with no minimum and without moss removal, allow €10 per metre excl. VAT: see gutter and box gutter cleaning.
Do you need a site visit to prepare the quote?
No. We measure your roof on Google Earth, and your photos show us its condition. On the day of the work, the team checks the measurements on site: our quotes are generally right on the mark and, if there is a difference, the invoice is based on the measurements taken on site.
How long does a moss removal take?
Allow about one day for 100 to 150 m² of roof; beyond that, sometimes two days. Solar panels on the roof make no difference. Painting, on the other hand, is always done on a different day from the moss removal.
Can I remove moss myself with bleach?
