Roof painting

Roof painting restores an even colour to a roof covering in good condition that has faded, or gives it a new colour. It is always done after a complete moss removal, on a different day, on a clean, dry roof: €15 per m² excl. VAT.

Is it a good idea to paint a roof?

Yes, when the roof is sound and the aim is appearance and protection. No, when you hope paint will repair what no longer works.

Paint makes sense when:

  • concrete tiles have lost their colour: this is the most common case;
  • tiles replaced over the years form patches of different colours;
  • you want to match the roof to the window frames, the doors or the facade;
  • the roof covering is in good condition, with no broken tile and no leak.

It makes no sense when:

  • tiles are cracked, frost-prone or slipped: they have to be replaced first;
  • the roof leaks: paint does not stop a leak;
  • the roof covering may contain asbestos and has not been checked: nothing is done before the analysis (Does my roof contain asbestos?).

How a roof is painted

  1. Complete moss removal

    of the roof and cleaning of the gutters: paint does not adhere to moss or to a dirty surface.

  2. Drying

    of the roof covering: painting is always done on a different day from the moss removal.

  3. Preparation

    of the job: the team works carefully around the house.

  4. Application of the paint

    on the clean, dry roof.

Colours

Changing colour is possible. Before choosing another shade for your roof, ask your municipality's planning department.

A Belgian price guide consulted on 2 October 2026 (Trustup) quoted €20 to €50 per m²: always ask for a price including VAT and for what it covers.

Our job in Forchies

In Forchies (Fontaine-l'Évêque), in May 2024, the slate roof of a house, whose slates contain no asbestos, was cleared of moss, its gutters were cleaned, and the roof was then repainted. See the job and its photos.

Frequently asked questions

Do you have to remove the moss before painting?

Always. Paint sticks to a clean, dry surface; on moss or deposits, it flakes off.

Paint or water repellent?

Our water repellent is colourless: it protects without changing the colour. It is one of the two possible treatments at the end of a moss removal, along with the algicide product. Paint, on the other hand, covers and genuinely changes the shade. The full comparison: Water repellent or roof paint: which to choose?

Which VAT rate applies to roof painting?

It depends on your home and your situation: your quote states it, with a single rate for the moss removal and the painting alike. If you are a VAT-registered business, the reverse charge may apply (you account for the VAT yourself): mention it in your request.
