Facade cleaning and moss removal
A facade turned green or black holds moisture and ages the house before its time. Toiture Wash cleans facades and removes their moss: €15 per m² of wall excl. VAT, facade water repellent included.

Why clean a facade
- Moisture: mosses, algae and lichens hold water on the wall instead of letting it run off, especially on the north-facing facade and under trees.
- Joints: established vegetation grips into the mortar joints and weakens them over time.
- Hidden defects: a clean facade shows its cracks and open joints, which can then be repaired.
- Appearance: before selling or letting the house, or simply to get the colour of the brick back.
Brick, render, stone: what matters depending on the surface
| Surface | What matters |
|---|---|
| Brick | too much pressure hollows out the joints and soft brick |
| Render, plaster | a cracked or poorly bonded render can come off |
| Natural stone | some stones are sensitive to acidic products |
How a facade is cleaned
- Your request, with the gross area of the walls to clean.
- Preparation of the job: the team works carefully around the house.
- Cleaning and moss removal of the walls.
- Rinsing of the walls.
- Facade water repellent, included in the cleaning.
Facade water repellent, included in the cleaning
Facade water repellent is included in the cleaning: there is nothing to request or add: it is included in the price per m² of wall. It makes rainwater bead on the wall.
Facade cleaning prices
| Service | Unit | Price excl. VAT |
|---|---|---|
| Facade cleaning and moss removal | per m² of wall | €15 |
The price is calculated on the gross area of the walls: the height multiplied by the width of each wall to clean, without deducting doors or window frames. It is fixed: €15 per m² of wall excl. VAT, facade water repellent included. For work under €1,000 excl. VAT, travel and set-up costs are added, and your quote itemises them; from €1,000 excl. VAT, they are not charged. Your quote states the VAT rate, a single one for all the work.

Frequently asked questions
Does high-pressure cleaning damage brick?
It can if the pressure is too high or the nozzle too close, especially on soft brick or old joints.
Do I need a permit to clean my facade?
The cleaning itself does not generally need a permit. But if a cherry picker or scaffolding has to be set up on the pavement, the municipality requires a permit to occupy the public road (in Brussels, through the regional Osiris platform, with a daily charge). If your house is listed or in a protected area, ask your municipality's planning department before the job.
How long does it stay clean?
It depends on the exposure: a north-facing facade under trees turns green again faster.
Is the water repellent included in facade cleaning?
Yes. Facade water repellent is part of the cleaning: its price is in the €15 per m² of wall, and it is not added to the quote as an extra.
How do I calculate the area of my facade?
Measure the height and width of each wall to clean, multiply them, then add the walls together. Do not deduct doors, window frames or the garage door: it is the gross wall area that counts.
