What the moss removal price includes
- The roof treatment: it finishes every moss removal, at no extra cost. Depending on your roof, it is either a colourless water repellent, which waterproofs it, or an algicide, fungicide and bactericide product, which slows down moss regrowth. The two products are not mixed: the team applies whichever suits your roof, usually the algicide on a hard-wearing roof. When you compare two quotes, check whether they include a treatment, and at what price.
- Gutter cleaning: it is part of the moss removal, with no extra line on the quote.
- Measuring your roof: we measure it on Google Earth, without a site visit. On the day of the work, the team checks the measurements on site. Our quotes are generally accurate; if there is a difference, the invoice is based on the measurements taken on site.
Worked example: a 100 m² roof
Take a house whose roof measures 100 m²:
| Item | Calculation | Total excl. VAT |
|---|---|---|
| Moss removal, treatment and gutters included | 100 m² × €10 | €1,000 |
| Travel and set-up costs | work of €1,000 or more excl. VAT | not charged |

How to work out the surface area of your roof
The price is calculated on the surface of the roof, which is always larger than the footprint of the house on the ground, because the roof is pitched. Multiply the ground area covered by the roof (overhangs included) by the pitch coefficient:
| Roof pitch | Coefficient |
|---|---|
| 15° | 1.04 |
| 20° | 1.06 |
| 25° | 1.10 |
| 30° | 1.15 |
| 35° | 1.22 |
| 40° | 1.31 |
| 45° | 1.41 |
| 50° | 1.56 |
Example: a house measuring 10 m by 8 m on the ground, with a 35° pitched roof on two slopes, has a roof of about 80 × 1.22 = 98 m², before overhangs. Don't know the pitch? The estimator only asks for the ground area of the house. For the quote, we measure your roof ourselves, on Google Earth and without a site visit; the team checks the measurements on the day of the work and, if there is a difference, the invoice is based on the measurements taken on site. What makes up the price
Our price per m² does not change: it is the same for tiles or natural slates, whether the roof is slightly or very dirty. It is like a car wash, where a very dirty car does not cost more to wash. Three things make up the total:
- The actual surface area: this is the main factor, which is why it must be measured correctly. A steeper roof has a larger surface for the same house; otherwise, the pitch makes no difference to the price.
- What you add: painting, solar panels, facade, patio. The roof treatment and gutter cleaning are not added: they are included in the moss removal.
- Travel and set-up costs: they only apply to work under €1,000 excl. VAT. Distance from Dilbeek and access to the site only affect the price through these costs.
VAT
The VAT rate depends on your home and your situation: your quote states it, with a single rate for all the work. If you are a VAT-registered business, the reverse charge may apply (you account for the VAT yourself): mention it in your request.
Why prices vary so much from one website to another
On 2 October 2026, the price guides at the top of Google quoted ranges of €5 to €45 per m² for moss removal. The gap comes mainly from five things:
- VAT included or not: many prices are excl. VAT without saying so clearly. Ours are, and we say so.
- Treatment included or not: a cleaning on its own and a cleaning followed by a treatment or paint do not cost the same. At Toiture Wash, the treatment is included in the price per m².
- Ground area or roof area: a price per m² applied to the ground area looks lower.
- Gutters included or not: with us, cleaning them is part of the moss removal.
- Costs on top of the price per m²: travel and set-up costs are added for work under €1,000 excl. VAT; for work of €1,000 or more, they are not charged.
To compare two quotes, check these five points. Our guide How to choose a roof moss removal company gives the full list, including the warning signs of dubious doorstep selling.
Paying less, without nasty surprises
- Ask for your quote before spring: from February to April, we receive the most moss removal requests. The quote is valid for three months: you can ask for it in advance.
- Combine the work: with a moss removal, the treatment and the gutters are already included. Add the solar panels or the patio to the same job: one trip, and no travel or set-up costs once the work reaches €1,000 excl. VAT. Painting, on the other hand, is always done on a different day from the moss removal.
- Team up with a neighbour: if two neighbouring roofs can be done in one job, mention it in your request.
- Do not pay extra for the treatment: with us, it is included in every moss removal, whether it is the colourless water repellent or the algicide product.
Moss removal or renovation: two different budgets
A moss removal cleans and treats a roof in good condition. It does not include replacing a broken tile, the underlay or insulation. If your roof leaks or tiles are slipping, say so in your request: that is other work, with a different budget.
Frequently asked questions
How much does roof moss removal cost per m² in Belgium?
At Toiture Wash, €10 per m² excl. VAT, treatment and gutter cleaning included. On Belgian price websites, the ranges run from €5 to €45 per m², depending on what is included and whether VAT is.
How much does it cost to clean a 100 m² roof?
100 m² × €10 = €1,000 excl. VAT, treatment and gutter cleaning included. At that amount, travel and set-up costs are not charged. VAT still has to be added, at the rate stated on your quote.
Is the quote free, with no obligation?
Yes. We measure your roof on Google Earth, without a site visit; our team contacts you and you receive your written quote within 48 hours. It is valid for three months. The only exception: if your roof may contain asbestos, a paid laboratory analysis may be needed before the quote; we tell you before you spend anything.
Can the price change on the day of the work?
The price per m² does not change. On the day of the work, the team checks the Google Earth measurements on site. Our quotes are generally accurate; if there is a difference in surface, the invoice is based on the measurements taken on site.
Is the treatment an extra?
No: a treatment finishes every moss removal and it is included in the price per m². Depending on your roof, it is either a colourless water repellent or an algicide, fungicide and bactericide product.
Do I have to pay a deposit?
The quote says so. The deposit is usually around 30%; for a very small job, it is the full amount.
Is roof moss removal tax deductible?
No. The FPS Finance (SPF Finances) list of tax benefits includes nothing for roof moss removal or cleaning. The only tax reduction linked to the roof is for insulation, for residents of the Walloon Region, and moss removal or a water-repellent treatment does not qualify.
Is there a grant for roof moss removal?
No, in none of the Regions. In Flanders, the Mijn VerbouwPremie expressly excludes cleaning the roof covering and paint or coating layers. In Wallonia, the Habitation grants ended on 30 September 2026; they have been replaced by loans tied to energy performance. In Brussels, no Renolution grant is open for 2025 and 2026 invoices. The details: Roof grants in 2026.
