Worked example: a 100 m² roof

Short answer. For a 100 m² roof, allow 100 times the price per m²: 100 × €10 = €1,000 excl. VAT, treatment and gutter cleaning included. At this amount, travel and set-up costs are not charged. The price per m² is fixed: it depends neither on the roof covering, nor on the pitch, nor on the condition of the roof. The estimator gives you a price range in one minute.
The example house
- a roof of 100 m², measured by our team on Google Earth, without a site visit (not the ground area: see Calculating the surface area of your roof);
- clay tiles, ordinary moss;
- 20 metres of gutters, cleaned along with the roof;
- a home occupied for at least 10 years (for the VAT rate).
The calculation, line by line
| Line | Calculation | Amount excl. VAT |
|---|---|---|
| Roof moss removal, treatment and gutter cleaning included | 100 m² × €10 | €1,000 |
| Travel and set-up costs | work of €1,000 excl. VAT or more | not charged |
| Total excl. VAT | €1,000 |
A single price line: the treatment that finishes the moss removal and the gutter cleaning are included in the €10 per m². This treatment is, depending on your roof, a colourless water repellent or an algicide, fungicide and bactericide product.
VAT is added to this total, at a single rate for the whole quote, depending on your home: your quote states it.
What pushes the total up
- A larger surface: the price is calculated per m² of roof. A steeper pitch does not change the price per m², it adds surface.
- Roof painting: €15 per m² excl. VAT, on top of the moss removal; it is always done on a different day.
- Solar panels to clean: €20 per panel, excl. VAT.
What does not change the price
- The roof covering: the price per m² is the same, whatever the roof covering.
- The condition of the roof: a little moss or a lot, the price per m² is the same.
- Pitch and height: the pitch matters through the surface it adds, not through the price per m²; the height of the house does not change it either.
- Access and distance: they only matter through travel and set-up costs, which are not charged on work of €1,000 or more excl. VAT.
And a smaller roof?
The price per m² stays the same. For work under €1,000 excl. VAT, travel and set-up costs are added: your quote gives their amount.
Can the total change on the day of the job?
The price per m² does not change. The team checks the Google Earth measurements on site; if there is a difference, the invoice is based on the measurements taken on site. Our quotes are generally accurate.
A benchmark: what the price guides say
On 2 October 2026, the price guides ranking top on Google for a moss removal advertised €5 to €45 per m², and €800 to €4,000 for a 100 m² house, depending on what is included and on whether VAT is included or not. These ranges are too wide to base a decision on: only a quote for your roof, incl. VAT and line by line, gives you the actual price.
Reading a moss removal quote
A sound quote states, line by line:
- the surface used and how it was measured (with us: on Google Earth, then checked on site on the day of the job);
- the method and the treatment product, and whether the treatment is included in the price or charged extra;
- what else is included: with us, the cleaning of the gutters;
- the total excl. VAT, the VAT rate of the quote and the total incl. VAT;
- the travel and set-up costs;
- how long the quote is valid (with us, three months).
